What We Do

Mold Remediation Services

Moisture Source Diagnosis

Thermal imaging, moisture meters, and visual inspection to identify the leak or condensation source driving mold growth.

Containment & Air Filtration

Negative air pressure containment with HEPA filtration to prevent spore spread to unaffected areas during remediation.

Licensed Mold Remediation

NYS-licensed physical removal, HEPA vacuuming, antimicrobial treatment, and proper disposal of all contaminated materials.

Source Repair Coordination

Leaking pipes, failing windows, or roof penetrations — we coordinate or perform source repairs before closing out the project.

Post-Remediation Verification

Air sampling and visual clearance testing to confirm the remediation is complete before containment is removed.

Local Law 55 & HPD Documentation

Compliance documentation for NYC multifamily buildings — Local Law 55 records, DEP filing support, and HPD violation closeout.

Our Restoration Process

A documented, systematic approach every time

1

Inspect & Identify the Source

We assess the affected area, measure affected square footage, and use thermal imaging and moisture meters to pinpoint the moisture source driving mold growth.

2

Contain & Filter

Negative air pressure containment is established and HEPA air filtration runs throughout the project to prevent spore spread to unaffected areas.

3

Remediate & Treat

Licensed physical removal, HEPA vacuuming, and antimicrobial treatment per IICRC S520 protocol. All contaminated materials disposed of properly.

4

Verify, Document & Close

Post-remediation verification confirms clearance. Documentation package delivered for insurance, HPD violation closeout, or Local Law 55 records.

Common Questions

Mold Remediation FAQ

Mold testing identifies what types of mold are present and at what levels. Mold remediation physically removes the mold and addresses the moisture source that caused it. In NYS, for properties with 10 or more units, the tester (licensed mold assessor) and the remediator must be separate licensed entities.
Mold grows where moisture is present. If the moisture source is not identified and corrected, mold will return. We diagnose and document the moisture source as part of every job — remediation without source correction is a temporary fix.
For buildings with 10 or more residential units in New York State, licensed mold assessors and remediators are legally required. Aqua-Pro holds the required NYS mold remediation license. We also coordinate with licensed assessors when the law requires a separate entity.
A single-room remediation typically takes 1–2 days. Larger or multi-unit projects with significant structural involvement may take longer. We provide a written scope before work begins so there are no timeline surprises.
Affected units require controlled access during remediation. For single-room jobs with proper containment, other parts of the building are typically unaffected. We assess each situation and communicate access requirements clearly before work begins.
Local Law 55 of 2018 sets requirements for indoor allergen hazards — including mold — in NYC multiple dwellings. It requires building owners to remediate mold conditions using licensed contractors and maintain specific records. We handle Local Law 55 compliance documentation as part of all NYC multifamily mold remediation projects.
